Burgate House Lodge occupies a single-storey building within the grounds of Burgate House on the banks of the River Avon. The property lies in the hamlet of Burgate on the edge of Fordingbridge in Hampshire and forms part of the northern approach to the New Forest National Park.

The accommodation runs entirely on one level with an open-plan living and dining area.

An entrance hall opens into the lounge and dining area where natural light fills the space through large windows and French doors. These doors lead straight onto a paved south-facing garden enclosed for privacy and furnished with a table and six chairs.

River views extend across the water from the seating area. The adjacent kitchen holds a gas hob, electric oven, combi microwave, dishwasher, washing machine and full-height fridge-freezer.

Sleeping space consists of two bedrooms.

The double room includes an en-suite bathroom with shower over bath, hand basin and WC. The twin room connects to a separate shower room equipped with a cubicle, hand basin and WC. Central heating keeps the interior comfortable year-round and WiFi covers the whole property. A 48-inch smart TV with Freeview and DVD player sits in the main living area.

Beyond the private garden the wider grounds open up with paths running through meadows that border the river and continue into adjacent woodland. Fishing on the Avon can be arranged with the owners for up to two rods and secure storage is provided for bicycles and fishing gear. A purpose-built kennel stands ready for one mature dog.

Parking space for one car sits directly in front of the lodge with additional parking available a short distance away. The single-level design includes step-free access throughout and an access statement is available on request.

Fordingbridge town centre lies a few minutes away on foot. The medieval seven-arched bridge marks the heart of the market town where independent shops, boutiques, cafes and several pubs line the streets. Riverside paths and a small park sit beside the Avon for immediate outdoor space.

Further afield the New Forest offers extensive cycling and riding routes while the Avon Valley Path follows the river for miles through water meadows and chalk downland. Blashford Lakes Nature Reserve lies five miles north with its network of hides and trails for observing wildfowl and dragonflies. Breamore Estate and Rockbourne Roman Villa remain within short drives for those interested in local history.
